Many of my clients are surprised when I tell them that they are unable to claim certain expenses, such as repairs to a newly purchased rental property prior to the tenants moving in (repainting walls and repairing doors etc), because these repairs are capital in nature and are not claimable as a deductible expense against their rental income in their income tax return.
Besides keeping up with the changes to regulations many first time rental property owners are also unaware of the expenses they can claim and cannot claim each year. For this reason, I have put together a small booklet where I discuss some of the taxation issues that rental property owners face and unravel some of the confusion in understanding the Tax Legislation and rulings that cover residential rental properties.
